Strata Painting across Perth
LA Painting & Decorating repaints strata property right across Perth, working directly with strata managers, body corporates and councils of owners. Common property and building facades, stairwells and lobbies, balconies and balustrades, car parks, boundary walls and fence lines. We scope the whole property, quote it itemised by building and element, and stage the work so residents always know what is happening and when.
Strata work is its own discipline. It has to survive a committee, a budget set at an AGM and a building full of people who still live there while it happens. We scope the whole property up front, give you an itemised quote your committee can actually read, and stage the work building by building so access, parking and noise stay manageable.
Joe SmithPerth, WA“The best painters in Perth. They painted our property inside and out in two and a half days with a big team of five, and at a fair price. Professional from start to finish and hard to fault.”
Jeffrey LatimerPerth, WA“Luke and the team did an excellent job painting our daughter's apartment. Prompt, efficient and very professional, with spot-on paint selection advice. Would highly recommend.”
Whether it's a repaint to protect a building envelope, a refresh to lift a tired retail space, or an ongoing maintenance program across a strata portfolio, the approach is the same: prepare properly, coat once and coat right, and keep you informed at every stage. We also handle the specialist work commercial buildings need, from render restoration and masonry coatings through to protective finishes, so the whole exterior is looked after by one team.
Who we work with
We paint for the people responsible for a building, not just the people who live in one. Whatever the property type, the priorities are the same: reliability, safety and keeping the place operational.
Low-rise through to multi-storey residential, repainted stage by stage while people keep living there.
Grouped dwellings repainted to one consistent scheme, with each lot owner kept informed of their week.
Older three and four-storey blocks where stairwells, landings and balcony soffits do most of the ageing.
Residential above, commercial below. Trading hours and resident hours both planned around.
Quiet, well-signed works with extra care around access, mobility and routine.
Shared walls, entry statements, fence lines and streetscape elements brought back to one standard.
Office and light-industrial strata where each lot has a different tenant and a different schedule.
Walls, columns, bollards and service areas, coated to handle traffic, fumes and poor light.
Boundary walls, letterbox banks, bin stores, pergolas and the shared bits that date a property fastest.
Older strata with original detail, prepared carefully and repainted sympathetically.

Public liability cover, and registered with the WA Building Commission as both a building contractor (PC101619) and a painting practitioner (PP100383).
Itemised by building, elevation and element, so owners can see exactly what they are approving and what it costs.
You deal with Luke throughout. No call centre, no rotating site supervisor, no chasing for an update.
Where the full scope is more than the fund allows, we split it across years and start with what is failing first.
Residents get told what is happening and when, in writing, before each stage begins.
Failed render, cracked texture and perished sealant are repaired before any coating goes on. Painting over them never lasts.
Perth strata takes sun, salt and wind. The system is specified for the elevation, not chosen off one price list.
A realistic schedule agreed up front, then managed to it. Weather moves exterior work, nothing else should.
Backed in writing, with the documentation your records need.
What we do
One contractor for the whole property, inside and out. Each service is delivered by insured, experienced crews and coated with systems chosen for the surface, the exposure and the traffic.
Full exteriors in render, brick, texture or cladding, prepared properly and recoated to a consistent finish.
Soffits, undersides, rails and privacy screens, the parts that fail first on a coastal building.
High-traffic shared spaces repainted in hard-wearing finishes that still look right in two years.
Walls, ceilings, skirting and door frames through the shared circulation of the building.
Basement and undercroft walls, columns and plant rooms, coated for a low-light, high-traffic environment.
The overlooked elements that show weathering first and pull down an otherwise tidy building.
Entry doors, fire doors, frames and letterbox banks brought back to one scheme.
Render and masonry walls, piers and street-facing fencing, prepared and recoated.
Anti-graffiti and protective systems where a surface needs more than paint to survive.

Minimal disruption
The paint is the easy part. What sets a commercial contractor apart is delivering it without stopping your business, interrupting your tenants or creating a safety problem. This is where we plan hardest.
Written notice ahead of each building or elevation, so nobody finds scaffolding outside their window unannounced.
Where we need balcony or courtyard access, it is arranged through the manager and booked, not knocked on the day.
Work zones planned so resident parking and bin collection keep functioning through the job.
Only the active area is closed off. The rest of the property stays open and usable.
Residential hours respected. Noisy preparation scheduled into the middle of the day, not first thing.
Masking, screening and containment so neighbouring lots, cars and gardens stay clean.
Residents can see at a glance what area is being worked on and who to speak to.
You get the program in a form you can send to owners without rewriting it.
How we do it
Every commercial and strata project runs the same disciplined sequence, from the first site visit to a clean handover, so managers and owners always know exactly where the job stands.
We walk the whole property, record what has failed and what is close, and photograph the elements that matter.
A written scope broken down by building and element, with coating systems named, so it can be compared properly.
We will attend a meeting, answer owner questions and provide the documentation a manager needs to get approval.
Dates agreed, stages set, resident notices drafted and issued before anything starts.
Render repairs, crack filling, sealant renewal, washing, sanding and priming. The stage that decides how long it lasts.
Applied by insured crews in the specified coats, one stage completed and reopened before the next begins.
A walk-through with the manager, defects rectified, site left clean, documentation and warranty issued.
Questions
Yes, that is most of what we do. We are used to quoting into a committee, attending an AGM or council of owners meeting where it helps, and providing the itemised scope and documentation a manager needs to put the job to owners. One point of contact throughout, and we keep you updated rather than making you chase.
Yes. Many complexes are better served by a staged program than one large spend. We can scope the whole property, then split it into stages across several years so it fits the maintenance levy, prioritising the elevations and elements that are deteriorating fastest.
We give written notice well ahead, agree an access window per building or stage, and work to it. Where balconies or courtyards need entry we coordinate through the manager so residents get proper warning. Anything we cannot access on the day gets scheduled rather than skipped.
Yes. We carry public liability insurance and are registered with the WA Building Commission's Painters Registration Board as both a building contractor (PC101619) and a painting practitioner (PP100383). Certificates of currency, SWMS and site documentation are provided before work starts.
Notices before each stage, clear signage on site, and a schedule the manager can circulate. Residents generally do not mind the work, they mind not knowing when their balcony is being painted or where they can park. Handling that properly is most of what keeps a strata job running smoothly.
Yes, and often it should be. Exterior work is weather-dependent, so we plan the elevations that matter most into the best part of the year and work around them. Staging also keeps the site manageable when people are living there throughout.
It depends on the number of buildings, the storeys and how much repair work sits underneath the paint. A small complex can be a couple of weeks; a large staged program runs across months. We give a realistic program with the quote and manage the job to it. Where render or texture has failed we handle those repairs first, because painting over them never lasts.
