Rendered surfaces
Render is the solid, cement-based coat over brick or block. It can crack, go hollow or come loose as a building moves and ages, and it can also simply fade and weather while staying structurally sound.
Perth render & texture specialists
Rendered and texture-coated homes are everywhere in Perth, and every one of them needs looking after eventually. With 18+ years restoring them behind us, this is your guide to what render and texture restoration involves, the three services it covers, and how to work out which one your home actually needs.
Specialist render and texture work across Perth, from a single cracked wall to a full exterior recoat, with honest advice and coating systems built for our climate.

The basics
Render and texture restoration is the specialist work of bringing a rendered or texture-coated exterior back to a sound, protected and good-looking condition. It covers repairing physical damage in the render, refreshing a tired but sound finish, and rebuilding a decorative texture coating that has started to fail. It isn't the same as a standard exterior repaint, because the surface itself takes specific knowledge to get right.
Most Perth homes use one of two exterior systems. Render is the cement-based coat applied over brick or blockwork for a smooth, solid finish. Texture coating is a thicker, decorative acrylic layer applied over the top to add profile, colour and weather protection. Both look excellent when they're fresh, and both break down over time under Perth's sun, rain and coastal air. Knowing which surface you have, and what has gone wrong with it, is the first step to restoring it properly.

Render is the solid, cement-based coat over brick or block. It can crack, go hollow or come loose as a building moves and ages, and it can also simply fade and weather while staying structurally sound.
Texture coating is the decorative acrylic finish applied over render. It gives a home its profile and colour, and because it sits on the surface it takes the full force of the weather and eventually flakes, blisters or delaminates.
Perth's UV, heat, driving winter rain and salt air all work at an exterior finish year after year. Add normal building movement and a lack of maintenance, and even a quality finish reaches the point where it needs attention.
The coating is what protects the wall, not just what colours it. Restoring it at the right time keeps water out, stops small problems becoming structural ones, and costs a fraction of letting a finish fail completely.
Start here
Render and texture problems fall into three types, and each has its own specialist service. Here's how to tell them apart and where to read more.
For render that has physically failed
When render is cracked, drummy or lifting away from the wall, it needs repairing at the source before anything is painted over it. We identify what caused the damage, fix it, and prepare the surface so the finish lasts.
For sound render that has faded or chalked
When the render itself is in good shape but the finish is tired, faded or chalking, restoration cleans it back, treats the surface and repaints it with a premium coating system. It's also the ideal time to change the colour of the whole home.
For decorative texture coatings that are failing
When a textured acrylic coating is flaking, blistering or delaminating, it needs the failed areas removed and the texture rebuilt and recoated. This is coating work rather than render work, and it takes a specific approach to get a lasting, blended result.

Why it matters
A rendered or texture-coated exterior isn't a fit-and-forget finish. A little understanding of what works against it makes it easy to catch problems while they're still small and inexpensive to fix.
Perth sits under some of the strongest UV in the country, and it breaks coatings down from the surface in. Colour fades, finishes go chalky, and the walls that catch the most afternoon sun always show it first.
Long hot summers, driving winter rain and, closer to the coast, constant salt air all wear at an exterior finish. It's one of the tougher climates in Western Australia for keeping a coating looking sharp.
Once a finish starts to crack or fail, water gets in behind it. Trapped moisture is what turns a small cosmetic issue into blistering, delamination and, left long enough, damage to the wall itself.
Every home moves a little as the ground and materials expand and contract. Over the years that movement opens hairline cracks in render, which is normal but does need sealing before water finds its way in.
The right coating system is what stands between the wall and the weather. Choosing one suited to the surface and to Perth's conditions is the difference between a finish that lasts a decade and one that fails in a couple of summers.
A wash now and then, and dealing with small cracks or flaking early, dramatically extends the life of a finish. Most full restorations we're called to could have been much smaller jobs if caught sooner.

Questions
It's the specialist work of restoring a rendered or texture-coated exterior to a sound, protected and good-looking condition. Depending on what has gone wrong, that might mean repairing damaged render, refreshing and repainting sound render, or rebuilding a failing texture coating. All three sit under the one umbrella.
As a rough guide: if the render is cracked, hollow or lifting, that's render repairs; if it's sound but faded or chalky, that's render restoration and repainting; if a decorative texture coating is flaking, blistering or delaminating, that's texture coat restoration. If you're not sure, send us a photo or book an inspection and we'll tell you honestly.
Render is the cement-based coat applied to the wall itself. Texture coating is the thicker, decorative acrylic layer applied over the top for profile, colour and protection. They fail differently and need different work, which is why they have separate specialist services.
Almost always, when the wall behind the finish is sound. Restoring and recoating a rendered or textured exterior is a fraction of the cost and disruption of re-rendering or re-coating from scratch. Full replacement is only necessary when the surface has failed extensively.
Mostly the climate. Intense UV, summer heat, driving winter rain and, near the coast, salt air all break coatings down over time. Normal building movement and a lack of maintenance do the rest. It's one of the harsher environments in Western Australia for keeping an exterior finish looking its best.
A properly prepared and recoated exterior, using a premium system, will typically look good and stay protected for many years, often ten or more depending on the exposure and the product. Preparation and the choice of coating decide it, far more than the colour.
Many rendered and textured homes in Perth are due every ten to eighteen years, though coastal and heavily sun-exposed homes tend to need attention sooner. Chalking, fading and the first flaking or cracking are the signs it's time.
A great deal. The coating is what keeps water and UV out of the wall, so the right system is the difference between a finish that lasts a decade and one that fails in a couple of summers. Matching the system to the surface and the exposure is a key part of what we do.
Yes. We come out, look at your exterior properly, tell you which service it needs and why, and give you a clear written quote at no cost and with no obligation. If you're unsure where to start, that inspection is the best first step.
