Why us

Why Floreat homeowners choose us

Floreat's post-war housing has a character of its own, and the trees around it change how a finish behaves.

Attention to detail

Sharp cut-ins, no bleed under the tape. The close-up work around windows, cornices and skirting is what separates a proper job from a quick one.

Careful preparation

The finish everyone admires is the preparation nobody sees, washing, sanding, filling, repairing and priming before a topcoat goes on.

Respect for premium homes

Mature gardens, stone and high-end fixtures are masked, covered and protected. We treat the home like it's our own.

Clear communication

An honest written quote and a set timeline. You always know what's happening and when.

Reliable scheduling

We turn up when we say we will and keep the job moving, planned around your household, not disrupting it.

High-quality finishes

Premium Dulux systems specified for the surface and the exposure, built to last through the WA climate.

“Post-war brick, big eaves and mature trees. Floreat has a look, and it is worth keeping.”

Local knowledge

Painting homes throughout Floreat

Floreat was laid out after the war and it still reads that way: generous blocks, wide verges, deep eaves and a lot of mature planting. The original brick-and-tile homes sit alongside mid-century builds, and over the last twenty years a steady run of large rebuilds has filled in between them. Work here moves between restoring a 1950s exterior and rolling big contemporary render elevations, sometimes on the same street.

The homes we paint in Floreat

The post-war housing has its own quirks. Deep eaves and timber fascias that have weathered unevenly, aluminium window frames from the 60s and 70s with perished sealant around them, and face brick that owners are increasingly choosing to render or coat rather than leave. Each of those is a preparation decision before it is a painting one, and getting it wrong is what causes a finish to lift within a couple of seasons.

Shade, trees and what they do to a finish

The trees are the thing that catches people out. Floreat's established canopy keeps southern and eastern walls shaded and damp well into the day, which encourages mould and film growth, while the exposed northern and western elevations on the same house chalk and fade under full sun. One house, two completely different problems. We wash, treat and prime to suit each wall rather than putting one system over the lot, and specify the right exterior system for the exposure.

Interiors in Floreat homes

Inside, Floreat homeowners tend to want bright, calm schemes that work with the light the big windows let in. Warm whites and soft neutrals through the living areas, crisp ceilings and trim, and hard-wearing finishes where a family actually lives. On the rebuilt homes the interiors are larger and more open, so consistency across long walls and ceilings matters more than it does in a compartmentalised older house. See our interior painting for how we approach it.

Colour in a consistent streetscape

Floreat still reads as a coherent streetscape in places, and a colour that looks sharp on a chip can sit oddly against its neighbours. We get sample pots up on the actual walls and look at them under the tree cover as well as in open sun, because the shade here genuinely changes how a white or a grey reads. On a large rebuilt elevation, the light matters more than the swatch.

Making a Floreat repaint last

A repaint here should be planned for the decade, not the season. We will be honest about which elevations will move first, how a system will hold where the sun hits hardest, and where the shade is going to keep bringing mould back. An annual wash-down and catching small failures early goes a long way, which is why our work starts with preparation and, where needed, render restoration rather than a quick recoat.

Good to know

Questions we're asked

Why does mould keep coming back on one side of my Floreat house?

Almost always shade and moisture. Floreat's mature trees keep southern and eastern walls damp well into the day, which is ideal for mould and film growth. Painting over it does nothing. The wall needs washing and treating first, and then a system suited to a shaded, damp elevation. We treat those walls differently to the sunny ones on the same house.

Can you render or coat face brick?

Yes. A lot of Floreat owners are choosing to move away from original face brick. Depending on the brick and what you want, that is either a masonry coating system or full render, and we will tell you honestly which suits your house. See our brick repainting page.

Do you handle timber eaves and fascias?

Yes, and on Floreat's post-war homes they are usually the part that has weathered worst. Deep eaves hide a lot of deterioration until you get up there. We prepare, repair where needed and recoat so the whole exterior lasts rather than just the walls.

Are you insured and registered?

Yes. Public liability insurance, and registered with the WA Building Commission's Painters Registration Board as both a building contractor and a painting practitioner. Paperwork available before we start.

Can you work around us living in the house?

Yes. Most Floreat repaints are done with the family in residence, so we stage the work room by room or elevation by elevation, keep access and mess down, and agree a clear timeline up front.

Do you give free quotes in Floreat?

Yes. We come out, look at the home properly, talk through what it needs and give a clear written price, usually within 24 hours, with no obligation. Quotes across Floreat and the surrounding western suburbs are always free.

Are you a registered painter?

Yes. LA Painting & Decorating is registered with the WA Building Commission's Painters Registration Board as both a painting contractor (PC101619) and a painting practitioner (PP100383). We're fully licensed and insured, and happy to provide the paperwork before we start.
